For a start, the most stressful part of real estate investing is making a sale. During this phase of the investment there are so many things that can go wrong, and your profit depends on making a smooth and quick sale. How do you make a sale? Here’s the three easy steps.
1). Selling Price. Be clear on how much are you willing to sell your property. This is the first step in real estate investing – determine your selling price for the property. In setting your price, you can engage the services of a licensed real estate appraiser to value the property. If you want to avoid the extra expenses, you can do it yourself by checking the sales prices of comparable properties in your locality.
You may also take into consideration the current real estate market. If the market is a buyers’ market, you will probably have to lower your price. If it is a sellers’ market, on the other hand, you might be able to fetch more than the market value of the property.
2). Marketing Your Property. Once you have settled on a price, you need to market the property. This involves advertising the property and showing it to perspective buyers individually. You can also sell your property through a realtor who will market it for you, for a commission.
3). Closing The Deal. Once you have a buyer, and you have agreed with the terms and conditions of the sale, it is now time to close the deal. This involves paperwork as you and the buyer will execute a Deed of Absolute Sale, pay the capital gains, realty, documentary stamp and transfer taxes, so that the property can be transferred in the name of the buyer.
Closing the deal is the exciting part of the transaction in real estate investing. This is where all of your hard work pays off and you get to walk away with the profit, for your next real estate investment.
